The Northern Corridor Transformation

Perth's northern coastal corridor — from Butler through Alkimos, Eglinton, and Yanchep to Two Rocks — has been developing rapidly for a decade, but always with a transport asterisk: there was no rail. The Yanchep Rail Extension, progressively opening through 2025, removes that asterisk entirely. The extension adds four new stations (Alkimos, Eglinton, Yanchep, and Two Rocks) to the Mitchell Freeway rail network, connecting these suburbs to Perth CBD in under 50 minutes.

What These Suburbs Offer Families

The northern corridor's new suburbs share a strong value proposition: large lots (400–600m²), modern homes, coastal proximity (most of Alkimos is within 3km of the Indian Ocean), and lower land costs than comparable southern suburbs. Estate masterplans in Alkimos and Eglinton include dedicated parklands, cycling and walking paths, and neighbourhood centre sites designed to become local retail and café precincts as population grows.

Current lot prices in Alkimos and Eglinton range from $280,000 to $380,000 — some of Perth's most accessible coastal-adjacent land. House-and-land packages for 4-bedroom homes on 400m² lots start from around $650,000 according to current listings on realestate.com.au.

Schools in the Northern Corridor

The WA Department of Education has invested significantly in the northern corridor to keep pace with population growth. Schools serving Alkimos and Eglinton include:

• Alkimos Primary School — purpose-built facility opened in 2018
• Alkimos College — a new secondary school opened in 2019 with a staged expansion program currently underway
• Eglinton Primary School — opened in 2022 to serve the northern estates
• Additional school sites are reserved in both Eglinton and Yanchep planning documents for construction as population thresholds are reached

Healthcare Access

Joondalup Health Campus — one of WA's largest hospitals — is approximately 25–30 minutes south of Alkimos. The northern corridor does not yet have a dedicated hospital facility. St John Ambulance response times in the area are within standard metropolitan benchmarks, and a number of GP superclinics have opened in Clarkson and Butler to serve the northern suburban population. Longer term, a hospital facility in the northern corridor is included in infrastructure planning documents but has not been funded for construction.

Is the Rail Extension Already in the Price?

The short answer is: partially. Alkimos and Eglinton have already seen price uplift in anticipation of rail connectivity. But the research on infrastructure pricing shows that the largest component of the "rail premium" flows through in the 2–4 years after opening, not before. There is likely still meaningful capital growth to be captured in these suburbs as the rail network becomes operational and commuter households reprioritise based on actual travel times rather than projections.
