How We Define 'Family-Friendly'

A family suburb needs to pass multiple tests simultaneously: public school quality (NAPLAN performance and resources), distance to a hospital or medical centre, green space and parks, safety (crime rates), and a community that encourages connection. Data from the Australian Curriculum and Assessment authority (ACARA) and ABS census is the foundation of any serious ranking.

Northern Beaches: The Premium Tier

Manly, Dee Why, and Freshwater consistently top family liveability surveys. Schools like Manly Vale Public School and Freshwater Public are high-performing. The beaches provide free recreation, and the Northern Beaches Hospital provides world-class healthcare within 15 minutes for most residents. The trade-off: medians above $2M for houses.

Hills District: Space and Schools

Castle Hill, Baulkham Hills, and Kellyville offer Sydney's best combination of school quality, space (700m²+ lots remain attainable), and community infrastructure. The Hills Showground and Norwest metro stations have transformed commute times. Medians range from $1.4M to $1.8M. This precinct consistently appears in realestate.com.au's top 10 family suburb rankings.

Inner West: Walkability Plus

Leichhardt, Balmain, and Rozelle offer urban family living with outstanding walkability scores. Inner West Council has invested heavily in parks and cycling infrastructure. School catchments for Leichhardt Public and Rozelle Public are highly sought-after. The challenge: houses are now firmly above $2M, making townhouses and apartments more common entry points for families.

South West: Value Family Living

Suburbs like Narellan, Gregory Hills, and Oran Park provide modern family infrastructure — new public schools, community recreation centres, medical precincts — at medians between $850,000 and $1.1M. These are purpose-built family communities and regularly appear on Homely.com.au's family suburb watchlists.
