Post-Boom Brisbane: Where We Are Now

Brisbane's median house price grew 62% between 2020 and 2023 — the fastest appreciation of any capital city in Australian history. That growth has moderated, but the fundamentals driving it haven't disappeared. Interstate migration from Sydney and Melbourne continues at 25,000+ people per year, and Brisbane's infrastructure pipeline for the 2032 Olympics is the largest in Queensland's history.

According to realestate.com.au's demand data, Brisbane remains the most-searched city for interstate buyer enquiry, with Sydney and Melbourne buyers still attracted by relative affordability.

The North Side Story

Chermside, Stafford, and Nundah form a triangle of exceptional fundamentals. All three have direct bus or rail access to the CBD, are within 10km of the Brisbane Airport (a major employment hub), and have medians between $850,000 and $1.05M — strong value relative to comparable Sydney suburbs. Nundah in particular has transformed into a genuine café and restaurant precinct, which consistently correlates with capital growth in Domain's suburb liveability research.

Inner South: Durable Demand

Annerley, Yeronga, and Moorooka sit on the train line to the CBD and offer classic Queenslander homes on 400–600m² lots. They're within 6km of the new Gabba stadium precinct — the heart of the 2032 Olympic redevelopment. These suburbs are featured in Domain's top 10 Brisbane growth lists consistently. Current medians are $950,000–$1.2M, but supply is extremely tight.

Outer Growth Corridors

For investors and first buyers, Redbank Plains, Springfield Lakes, and Augustine Heights in Brisbane's south-west offer medians under $650,000 with significant new infrastructure: the Springfield Central rail extension, new schools, and Ipswich's expanding hospital precinct.
