Perth's median house price grew 24% in the 12 months to October 2024, the highest growth rate of any Australian capital. The Real Estate Institute of Western Australia (REIWA) reports stock on market is at multi-decade lows, with properties averaging fewer than 15 days on market before sale.

Three forces are combining: a resources sector resurgence bringing skilled workers from the east coast, net interstate migration flipping positive for the first time in a decade, and a chronic undersupply of new dwellings.

High-Growth Middle Ring Suburbs

Baldivis, Byford, and Ellenbrook have been Perth's fastest-growing outer suburbs, but the best data on sustainable growth points to the middle ring: suburbs like Morley, Bassendean, and Bayswater — all within 12km of the CBD with train access — are recording median price growth of 20–28% and still offer medians below $700,000.

Northern Corridor Strength

The Joondalup and Wanneroo corridors in Perth's north continue to benefit from the health precinct expansion at Joondalup Hospital and the expansion of Edith Cowan University.
