Age Distribution: The Future Demand Signal
A suburb with a growing proportion of 25–40 year olds (the prime family-formation cohort) is building future demand for schools, childcare, and family infrastructure — all of which drive property demand and price. Conversely, a suburb with an ageing population may face demand softening as downsizing creates supply without a corresponding young-family demand wave to absorb it.
Dwelling Type Mix
The ratio of separate houses to apartments and townhouses affects supply dynamics and price volatility. Suburbs with predominantly separate houses have more constrained supply (you can't easily subdivide a street of houses) and tend to show more durable capital growth than apartment-heavy suburbs, which can see supply spikes from new developments.
